LAND REGISTRY LEASE PLANS

A Land Registry Lease Plan is a detailed, accurate drawing that defines the specific area of a property covered by a lease agreement. It plays a crucial role in property transactions by clarifying boundaries and land use, helping to prevent disputes. For a lease plan to be legally valid and accepted by the Land Registry, it must comply with their strict guidelines. This ensures that the plan is suitable for lease registration and meets all necessary legal requirements.

The plan must be drawn to scale and include essential information about the leased area, including boundaries, any additional land (such as gardens or parking spaces), and relevant features. Its primary purpose is to clearly define the leasehold boundaries and provide a visual representation of the property and any associated rights.

To be fully compliant, a lease plan must meet several key criteria:

  • Clear Orientation – The plan must show the property’s orientation, typically with a north arrow.

  • Identifiable Location – The plan should be detailed enough to match against an Ordnance Survey map.

  • Separation of Areas – If the property includes multiple sections or land uses (such as a building and its garden), these areas must be clearly marked.
